Most Houston homeowners wait too long to repaint, and the longer you wait, the more substrate damage you accumulate underneath. Here are the seven signs we tell clients to watch for.
1. Chalking on exteriors
If your finger comes back white after rubbing siding, the paint is breaking down. That's the resin degrading from UV and humidity — repaint within a season.
2. Fading on south/west elevations
Color washout on the sun-facing sides is the first visible sign of a failing exterior. Catch it here and you avoid the next stage: peeling.
3. Peeling, cracking, or bubbling
Once paint film actually fails, you can't touch up — you have to scrape, prime, and re-coat the area. Don't wait.
4. Mildew or algae growth
Especially common in shaded areas under big Houston oaks. A soft-wash kills it at the root, but if growth is widespread, schedule prep + repaint.
5. Caulk lines splitting
Split caulk lets water in. Re-caulking and repainting trim now saves rotted wood replacement later.
6. Interior walls that won't clean
If wiping leaves dull spots, the paint sheen has broken down — usually after 6–8 years on flat or matte walls in high-traffic areas.
